Who is a group villa in Goa right for?
A group villa is right for 10 or more people who want to stay under one roof: extended families, two or three families together, friends' reunions, milestone birthdays and small corporate offsites. Lohono's Goa page names reunions, celebrations and multi-family trips as the large-group use. StayVista describes its large Goa villas as built to keep a group of fifteen or twenty comfortable.
It is less right for a group that wants a late outdoor party every night. Goa's noise rules and many villas' house rules end loud music by 10 pm on most nights, as covered below.
How big do group villas in Goa get?
Most of the group villas we found sleep 10 to 14. Bigger groups need a 9 or 10 bedroom villa or a villa cluster. Capacities from listings checked on 7 November 2026:
| Listing (operator, area) | Bedrooms | Bathrooms | Guests |
|---|---|---|---|
| Prado (ELIVAAS, Guirim) | 4 | 5 | 12 |
| Casa Ritzy (ELIVAAS, Calangute) | 5 | 7 | 12 |
| Sacri Borod Hill 4 (Lohono, Mandrem) | 6 | 7 | 14 |
| Villa Fleuve (ELIVAAS, Saipem) | 6 | 8 | 14 |
| Villa Supan (Lohono, Saipem) | 5, 6 or 7 | not stated | up to 16 |
| 9BHK villa (Clickstay, Calangute) | 9 | 9 | 18 in base price, 30 with 12 mattresses |
| 10BHK villa (Vrbo, Calangute) | 10 | 10 | 20 in beds, 30 with mattresses |
| Sacri Borod Hill (Lohono, Mandrem) | cluster | not stated | up to 50 |
The 10-bedroom Vrbo listing is two adjoining villas let together, and its host says the listed price covers 20 guests, with extra guests charged per night like the Clickstay villa. Lohono's Goa page says its villas host 6 to 50 guests, with most suited to 8 to 10.
What should a group check before booking a Goa villa?
Check the beds, the bathrooms and the rules, in that order. The guest number on a listing is often the maximum with mattresses, not the number of beds.
- Beds versus mattresses. Ask for the bed in every room. The Clickstay 9-bedroom villa has 4 king beds and 5 rooms with 2 single beds, which is 14 people in beds and 18 in its base price. Anyone above that sleeps on a floor mattress at INR 1,000 a night, or INR 2,000 in peak season, plus GST.
- Bathrooms per guest. Aim for one bathroom per bedroom. Casa Ritzy has 7 bathrooms for 12 guests. Ask for the count before you book.
- Pool rules. Ask about pool depth, fencing, a children's pool and pool hours. Confirm the pool is private and not shared with a neighbouring unit.
- Noise rules. National noise rules ban loudspeakers between 10 pm and 6 am outside closed premises. Goa's 2026 order allows them until midnight only on listed festival days, including 24 to 31 December, and only with a permission. Villas often set earlier limits: the Clickstay villa's quiet hours start at 9 pm.
- Events and outside guests. The Clickstay villa asks for government approvals and an INR 40,000 noise deposit for any outdoor event or DJ night. Tell the operator in advance if you plan a party, and get the answer in writing.
- Cook and caretaker. ELIVAAS offers a chef on call on request, the Clickstay villa charges extra for its chef, and Lohono arranges in-villa dining through its concierge. For 12 people, settle the cook, the menu and the grocery bill before you arrive.
- Vehicles. The Clickstay villa does not allow large or mini buses on the property. In Calangute, last year's New Year traffic plan barred buses and tempos from 21 December 2025 to 31 January 2026.
