Terms of booking

Your request and our confirmation

Sending the booking form is a request, not a booking. The stay is booked only when we confirm it to you in writing, on WhatsApp or by email, and the advance shown on the listing page is paid.

Prices

The price shown when you request is the price you pay. It is worked out on our side from the nightly rates, weekend and peak rates, and the cleaning fee listed on each listing page. The balance is due before check-in.

Guests and house rules

The number of guests may not exceed the listing's maximum. Every guest shows valid photo ID at check-in. Each listing's house rules are part of these terms. Breaking them, including unagreed parties or extra guests, can end the stay without refund.

Security deposit and damage

We may take a refundable security deposit at check-in, returned within 7 days of check-out less the cost of any damage beyond normal wear.

Liability

We keep the stays safe and as described. We are not liable for loss of personal belongings, or for events outside our control such as weather, power cuts from the grid, or government orders. Pools are unsupervised: children must be watched by an adult at all times.

Law

These terms are governed by Indian law. Courts in Goa have jurisdiction.
