A 5 BHK is right for 11 to 14 people: two or three families, or a big friends' group, who want a bedroom for each couple or family unit. Below 10 people a 4 BHK does the job for about half the price. Above 14, look at our group villas page for 6 to 10 bedroom options.
The bedroom count matters more than the guest cap on the listing. ELIVAAS lists its 4-bedroom Prado for 12 and its 5-bedroom Casa Ritzy for 12 as well. The difference is one more bedroom and two more bathrooms, which is what lets 12 adults sleep two to a room.

ELIVAAS figures are the listed price before card offers, halved from the 2-night price it shows. Lohono figures exclude taxes. On Booking.com, a 6-bedroom villa near Candolim in Nerul showed a starting price of Rs 60,768.82, without dates. Villa Fleuve listed at ₹1,18,677 a night for 13-15 July 2027, a third of its New Year rate.

Cheaper 4-bedroom villas exist further from the premium areas. Booking.com showed a 4-bedroom villa in Morjim from Rs 9,451.80 and a 4 BHK in Calangute from Rs 15,338.82, without dates. Hansa Villa, a 4-bedroom villa in Arpora on Goa Villa, shows a range of Rs 29,500 to Rs 88,500.

What should I check before booking a 5 BHK villa?
- Beds in every room. Ask whether each bedroom has a double bed or two singles, and whether the guest cap counts mattresses.
- Bathrooms. One per bedroom is the standard to aim for. Casa Ritzy has 7 for 5 bedrooms; Villa Fleuve has 8 for 6.
- A private pool. Confirm the pool is not shared with another unit in a gated complex.
- Lift or ground-floor room. Large villas run over two or three floors. Casa Ritzy and Villa Fleuve list a lift, which matters for grandparents.
- Noise rules. Loudspeakers are banned between 10 pm and 6 am outside closed premises, except until midnight on listed festival days with a permission. Ask the villa for its own cut-off.
- GST. A villa above ₹7,500 a night attracts 18% GST. Ask whether the quote includes it.

Should I book a 4 BHK or a 5 BHK villa for 12 people?
A 5 BHK if you want every guest in a bed with a bathroom per room. Some 4 BHK villas list 12 guests, such as ELIVAAS Prado with 5 bathrooms, but that usually means sharing rooms three to a room or using sofa beds.
Do 5 BHK villas in Goa have a private pool?
