Goa's Best Kept Secrets

Should you book a Goa villa direct, on Airbnb or through an operator?

Updated 7 November 2026

Book direct or with an operator when you have verified who you are paying: on a split-fee Airbnb listing you avoid a guest fee of 14.1% to 16.5% of the stay. Book on Airbnb when you cannot verify the host, because AirCover rebooks or refunds you if the host cancels or the villa is significantly different.

What actually changes between booking direct, on Airbnb and through an operator?

Three things change: who takes your money, who writes the cancellation rules, and who steps in if the villa is not what you paid for. The villa can be the same house on all three.

Every fee and rule below comes from the platform's or operator's own published pages, checked on 7 November 2026. MakeMyTrip's user agreement would not load when we checked, so this page carries no MakeMyTrip fee figure.

How do the channels compare on fees, rules and protection?

The biggest differences are the Airbnb guest fee and the protection that comes with it.

How much does Airbnb charge guests in India?

It depends on which fee model the listing uses. Airbnb's help page on service fees describes two. Under the split fee, the guest pays 14.1% to 16.5% of the booking subtotal and most hosts pay 3%. Under the single fee, the whole fee comes out of the host's payout: most hosts pay 15.5%, and others typically pay 14% to 16%.

Airbnb says the split fee is being phased out and that it is moving all home hosts to the single fee. It is already mandatory for hosts who use property management software. The page does not list which model applies to Indian listings, so read the price breakdown before you pay. A separate service fee line means you are paying the guest fee.

GST is on top of the stay, and Airbnb collects it. Airbnb's India tax page says guests pay GST of 5% to 18% of the accommodation charge, including any cleaning fee, and that listed prices include GST unless stated otherwise. Its GST guidance for hosts says a whole home counts as one unit and that the service fee is worked out on the subtotal before fees and taxes. Under the GST Council's rates, a unit costing up to ₹7,500 a day carries 5% without input tax credit from 22 September 2025, and a unit above ₹7,500 carries 18%. Most whole villas in Goa cost more than ₹7,500 a night, as our Goa villa price guide shows.

What does a ₹40,000-a-night villa cost on each channel?

On a split-fee Airbnb listing, the same villa at the same nightly rate costs ₹16,920 to ₹19,800 more for 3 nights than a direct or operator booking. This is an illustration: a villa listed at ₹40,000 a night for 3 nights, a stay subtotal of ₹1,20,000, with 18% GST because a whole villa above ₹7,500 a night is one unit in the top band.

Stay: ₹40,000 x 3 nights₹1,20,000₹1,20,000₹1,20,000₹1,20,000

Per person, 10 guests₹15,852₹16,140₹14,160₹14,160

The arithmetic: 14.1% of ₹1,20,000 is ₹16,920 and 16.5% is ₹19,800. GST is 18% of ₹1,20,000, which is ₹21,600. Airbnb says the fee shown already includes any tax due on the fee, where tax applies.

The single-fee column needs care. The guest sees no service fee, but the host pays 15.5% of the subtotal, or ₹18,600 on this stay, so the host may set a higher nightly rate on Airbnb than on its own site. That is why you compare final totals, with GST, and not nightly rates. Lohono's Goa page shows the operator model in practice: Vitalda Serenity Villa A at ₹23,400 a night excluding taxes, with a total of ₹27,612, which is exactly 18% more.

Who sets the cancellation policy, and how much do you get back?

On Airbnb the host picks from Airbnb's published policies; on an operator's site the operator writes its own; on a direct booking you negotiate it. Here is what each standard policy pays back for a short stay.

Channel and policyFull refund if you cancelLater cancellations
Airbnb FlexibleUntil 24 hours before check-inHost keeps the nights stayed plus one more night
Airbnb ModerateUntil 5 days beforeHost keeps one night plus 50% of unspent nights
Airbnb LimitedUntil 14 days before50% back at 7 to 14 days; nothing under 7 days
Airbnb FirmUntil 30 days before50% back at 7 to 30 days; nothing under 7 days
Lohono standard (India)More than 12 days before50% back at 6 to 12 days; nothing under 6 days
StayVista standard12 days or more before, less a 10% fee50% cash or a 60% voucher at 6 to 12 days; nothing within 6 days
SaffronStays standard21 days or more before, less a 5% fee plus GST50% back at 11 to 21 days; nothing under 11 days

Airbnb refunds the taxes in full when you cancel before check-in, and every standard Airbnb policy gives a full refund for 24 hours after booking if you book at least 7 days before check-in. Airbnb's page says refunds of the guest service fee depend on several factors.

Operators add conditions that matter for groups. Lohono's standard policy does not apply on peak or blackout dates, which include 5 to 11 December 2026, and its terms say service costs and taxes charged at booking are not refunded. StayVista's policy says advance and partial payments are never refundable, and its terms say peak date bookings are strictly non-refundable. SaffronStays takes no cancellations for 24 December to 2 January. Planning New Year? Read our New Year villa guide before you pay.

What protection do you get if the villa is not as promised?

Airbnb gives the most defined protection of the channels here. AirCover for guests covers a host who cancels before check-in, a host you cannot reach, and a listing that is significantly different from the ad: fewer bedrooms, a private room instead of a whole home, or a missing pool or kitchen. Airbnb asks you to photograph the problem, tell the host within 72 hours of finding it, and contact Airbnb if the host cannot fix it. Airbnb then helps you rebook, or refunds you in full or in part, including service fees. Airbnb says AirCover is not an insurance policy, and minor problems such as a broken toaster are not covered.

Booking.com says it will help find a similar stay if a property is overbooked, and its terms say it will not be involved in settling damage deposits. With an operator, its terms are the protection. Security deposits show the difference: Lohono says it refunds the deposit within 4 working days of check-out and asks guests to report damage within 30 minutes of check-in. StayVista says it will try to refund the balance within 30 days and asks for damage to be reported within 90 minutes.

What do you gain and give up by booking direct with the owner?

You gain the platform fee and room to agree terms; you give up the platform's rebooking and refund process. On the illustration above, the gain is ₹16,920 to ₹19,800 against a split-fee Airbnb listing. You can also agree the music cut-off, mattresses and a cook before you pay.

If a direct booking goes wrong, your options are the written agreement, your payment method and the police or consumer helplines. So make the paperwork do the work:

Does a Goa villa need to be registered, whichever channel you use?

Yes. Goa requires tourist accommodation to be registered with the Department of Tourism under the Goa Registration of Tourist Trade Act, 1982, and the channel does not change that. Airbnb's Goa help page says hosts of rented bungalows, homestays and B&Bs (Category D) must register, must enter the registration certificate number on the listing, and can have the listing taken down at the authority's direction if they do not comply. It also notes a Tourism Department order of 13 January 2026 that revised the documents needed for registration and renewal.

The state has said this before. A Government of Goa advisory of 7 September 2023 said unregistered tourism trade would be penalised and could face disconnection of electricity and water. In the Goa Assembly on 28 July 2025, Tourism Minister Rohan Khaunte said a regular watch is kept on accommodation listed on online travel platforms, and asked residents to report illegal rentals on the tourism helpline, 1364.

For a guest, the step is simple: ask for the registration number on every channel, and check it before you pay.

Questions people ask

Is it cheaper to book a Goa villa directly than on Airbnb?

Often, if the nightly rate is the same. On Airbnb's split-fee model the guest pays a service fee of 14.1% to 16.5% of the booking subtotal. On the single-fee model the guest pays no separate fee, but the host pays 15.5% and may price that in. Compare the final total, with GST, on each channel.

Does Airbnb charge GST on a villa in India?

Yes. Airbnb's help centre says guests booking listings in India pay GST of 5% to 18% of the accommodation charge, including any cleaning fee, and that prices are shown inclusive of GST. A whole home counts as one unit, so a villa above ₹7,500 a night falls in the 18% band.

Can I get a GST invoice for an Airbnb booking in India?

Ask before you book. Airbnb's India tax page says the host issues the tax invoice and Airbnb issues only a receipt. Its GST guidance for hosts says guests who need a GST invoice should contact Airbnb through the help centre. A company booking an offsite should settle this in writing first.

What does Airbnb AirCover cover for guests?

AirCover covers a host who cancels before check-in, a host you cannot reach, and a listing significantly different from the ad, such as fewer bedrooms or a missing pool. Tell the host within 72 hours of finding the problem. Airbnb then helps you rebook or gives a full or partial refund.

Do Goa villa operators refund cancellations?

Partly, under their standard policies. Lohono refunds in full more than 12 days before check-in and 50% at 6 to 12 days. StayVista refunds 100% less a 10% fee at 12 days or more. SaffronStays refunds in full at 21 days or more, less a 5% fee. Peak dates such as New Year have stricter terms.

Should a Goa villa on Airbnb show a registration number?

Yes. Airbnb's Goa help page says hosts in Category D, which covers rented bungalows, homestays and B&Bs, must register with the Goa Tourism Department and enter the registration certificate number on the listing. The authority can direct Airbnb to remove a listing that does not comply.
